How is commercial rent quoted in Estonia?
Per square metre per month, excluding VAT. A separate maintenance or service charge and metered utilities are normally added on top, so always ask for the all-in figure.
What lease length is standard?
Three to five years is typical for quality office and warehouse space, often with an annual indexation clause. Shorter terms are available but usually at a higher rate or with less landlord fit-out contribution.
What deposit will a landlord ask for?
Two to three months of rent, either as a cash deposit or a bank guarantee. New companies without trading history are sometimes asked for more or for a parent guarantee.
Can I rent premises before my company is registered?
Landlords normally want a registered legal entity on the lease. Estonian company registration is fast and can be completed remotely, so this rarely delays a transaction by more than a few days.
Is VAT charged on commercial rent?
Commercial letting can be taxed with VAT if the landlord has notified the tax authority, which most professional landlords do. Confirm the treatment before budgeting, as it affects your cash flow rather than your net cost if you are VAT-registered.
